Appraisal Fees & Process
Nunneley Estates & Appraisals provides professional personal property appraisal services for insurance, estate and trust administration, equitable distribution, IRS-related functions, charitable contribution, damage claims, litigation support, liquidation, and other intended uses.
Our appraisal fees are based on the time required to complete the assignment properly. Depending on the circumstances, appraisal work may include onsite inspection, remote review of photographs or records, interviews, inventory review, research, market analysis, valuation, consultation, and report preparation.
In some assignments, the property may no longer be available for physical inspection, such as in matters involving fire loss, damage claims, theft, disposal, or other circumstances where the items cannot be examined in person. In those cases, appraisal opinions may be developed from the best available evidence, which may include photographs, receipts, prior appraisals, inventories, insurance schedules, client interviews, repair or restoration documentation, and other relevant records.
Hourly Appraisal Rate
Appraisal services are billed at:
$200 per hour
Billed in 15-minute increments
This rate applies to onsite inspection, remote review, research, valuation analysis, consultation, inventory compilation, verbal valuation services, and written report preparation.
An initial review of photographs, inventory lists, records, or consultation needed to prepare a proposal is subject to a minimum charge, unless otherwise agreed in writing.
Written Appraisal Reports
Written appraisal reports generally have a minimum fee of:
$800 minimum
Includes up to four hours of appraisal services
This minimum typically applies to formal written appraisal reports prepared for insurance, estate, trust, IRS-related, legal, equitable distribution, charitable contribution, or similar intended uses.
For limited-scope assignments, desktop or remote appraisals, verbal opinions of value, or consultation involving a small number of items, a reduced minimum may be available when appropriate.
What Appraisal Time May Include
Depending on the intended use and scope of the assignment, appraisal time may include:

Onsite inspection or remote review of available documentation

Review of photographs, inventories, receipts, prior appraisals, or related records

Client, attorney, fiduciary, adjuster, or other relevant interviews

Identification and description of property

Photography or organization of existing images

Market research and comparable sales analysis

Development of value conclusions

Written report preparation

Consultation, verbal valuation, price-tagging, or sales advisory services
Written appraisal reports are prepared in conformity with applicable professional appraisal standards, including the current Uniform Standards of Professional Appraisal Practice, when required for the assignment.
Administrative Support
Administrative services, when needed, are billed at:
$40 per hour
Administrative services may include report compilation, proofreading, copying, packaging, mailing, file organization, and related clerical support.
Appraisal Assistants
When appraisal assistants are used to expedite onsite inventory work, the additional fee is:
$75 per hour, per assistant
Assistants may be used for larger estates, collections, or projects where additional help allows the inventory process to move more efficiently.
Travel
Travel time outside the Sacramento metropolitan area is billed at:
$60 per hour
Clients are responsible for bridge tolls, parking, and other travel-related expenses incurred during the assignment. Overnight lodging or extended travel expenses, when applicable, will be discussed and approved in advance.
Report Delivery
A digital PDF appraisal report is provided by email at no additional charge.
Upon request, a PDF report may be provided on a flash drive and mailed for $15. Printed hard copies are billed at actual printing, packaging, and postage costs.
No Contingency Fees
We do not charge a percentage of the appraised value and do not work on a contingency fee basis.
Professional appraisal fees must not be based on the value conclusion. This helps preserve independence, objectivity, and credibility.
